Description

This project consists of three wood framed four-story buildings containing of a total of 76 units.  The wood framed buildings sit on top of a parking garage on the ground floor.

The units will be constructed with pre-engineered floor and roof trusses supported by wood stud bearing walls.  We will utilize the exterior and interior sheathing to resist the lateral loads.  The wood framing will be supported by a conventionally reinforced concrete transfer slab supported by concrete columns and walls.

The individual units will be served by dedicated split system heat pump units located within the unit it serves.  Air will then be distributed evenly around the unit as needed.  Restroom and general exhaust systems shall also be included.  The central core area will be served by a packaged roof top HVAC unit, providing supply and fresh air to the common areas.  Exhaust and supply fans will be used in the garage area to maintain appropriate levels of fresh ventilation air.

The main building electric room/service will be located on the garage level.  The individual tenant electric meters will be located there. Each units above will be fed individually out of this room.  In the units, a dedicated electric panel will be located to provide control over the power to the unit it serves.

The main domestic water service/meter will be located in separate water room, on the garage level.  A pressure booster pump will be used to provide required pressure in these lines as they feed up to serve each individual unit.  Small water sub-meters will be installed in each unit mechanical closet to measure water usage. The building will also be fully sprinklered. The main incoming fire line will also be in the garage water room.  A fire pump will be used to deliver required pressures in the sprinkler system as the lines distribute around the building.
